The Georgian property market was growing fast and pulling in international investors, but the existing platforms offered neither a proper tool for professional brokers nor a clear path for a foreign buyer. We decided to build our own product — starting with Georgia as a laboratory, with scaling to other markets in mind.
- 01We built a platform with smart search and an interactive map — every property can be explored in the context of its surroundings, and neighbourhood pages help a buyer understand the city before the first call to a broker
- 02We added neural-network recognition of developer availability charts and a scraper builder — the system pulls current listings from 100+ sources with no manual entry
- 03We built personal shortlist websites: in a couple of clicks a broker assembles a dedicated page with relevant properties — the client opens a personal selection, not a link to a generic catalogue
- 04We added listing payments including cryptocurrency — one of the first platforms in the region to support it, which international investors particularly wanted
The developer was building a premium villa complex in one of the most popular resort markets in Southeast Asia. The core audience — investors from Europe, Russia and Australia — buys remotely, without flying in for a viewing. The old site looked good but did not sell: you could not pick a specific villa, there were no current prices or statuses, and nothing helped a buyer decide without a manager in a chat thread.
- 01We built an interactive villa catalogue with a site masterplan and filters by area, distance to the sea and status — a buyer in London or Moscow picks a property and books it online without help
- 02We shipped a three-language version (EN/RU/ZH) with content adapted per market — a European investor and a Russian buyer see different emphases and different financial scenarios
- 03We connected the site to the CRM over API: an enquiry naming a specific villa reaches the right manager instantly, with the full context of the client preferences
- 04We embedded WhatsApp and Telegram with routing by language — an international client lands straight with a broker who speaks their language, with nothing lost in handovers
The agency worked in the largest CIS market with a strong team and good results — but the website looked like a temporary fix. In a competitive market where a client is choosing between dozens of agencies, first impressions decide everything. New clients arriving on a referral found nothing online that confirmed the expertise.
- 01We built the structure around trust: the team with real photographs and specialisations, cases with numbers, reviews with names — nothing anonymous, everything verifiable
- 02We built a filterable property catalogue the agency maintains itself through a simple CMS — no developer needed to add new listings
- 03We created landing pages by neighbourhood and property type targeting local search demand — organic traffic started growing in the first month
- 04We wired the viewing request form directly into the team Google Calendar — an enquiry becomes a slot in the right broker schedule immediately
The agency worked in Dubai real estate — one of the most competitive and expensive advertising markets in the world. Budgets on Meta and Google burned fast but the leads were cold: people clicked without understanding the agency specialisation or why they should choose it over hundreds of competitors.
- 01We analysed the closed-deal database and identified the real buyer profiles: a Russian investor with a $300K+ budget, a European expat looking for a home, a regional investor from Asia. Each segment got its own offer and its own targeting logic
- 02We launched multilingual Meta campaigns (EN/RU/AR) with different creatives and messages per audience — not translations of one ad, but different stories for different buyers
- 03We used a qualifying Lead Form asking about budget, purpose and timeline — an unqualified lead physically cannot come out of the form, the system filters them out before the first call
- 04We set up a retargeting funnel built around the long Dubai deal cycle: the warm audience got a video presentation of the properties, the hot audience a personal offer with specific units
The Dubai agency worked with a wide international partner network — agents from Russia, the UK, India and Kazakhstan referred clients and earned commission. But partners could not see the status of their clients, did not know when to expect a payout, and messaged managers on WhatsApp constantly. Partners were leaving for competitors with more transparent systems.
- 01We built a web application with a personal portal for every partner: refer a client in two clicks, deal status in real time at every stage — from first contact to signing
- 02We added manager comments at every stage — a partner in London or Moscow can see why a deal is paused and when to expect movement, with no calls or messages
- 03We built in a financial dashboard: clients referred, conversion, commissions accrued and paid with a full transaction history — all in one place, in any time zone
- 04We integrated support chat inside the portal in EN/RU/AR — no question gets lost in a messenger and the conversation history is preserved
The agency — a market leader in Western Europe — worked with hundreds of properties from dozens of sources. Brokers spent hours collecting and updating information by hand, shortlists took too long and looked unimpressive against the rising expectations of European buyers. As the team grew, the problem scaled with it.
- 01We built a database with scraping from 30+ sources, deduplication and auto-refresh — it stays current with no broker input, and a property status updates automatically when it changes at the source
- 02We added neural-network classification: the system determines type, class and key attributes from photographs and descriptions with no manual tagging
- 03We built a shortlist builder: in three minutes a broker assembles a personalised presentation with properties, a map and neighbourhood analytics — the client receives a professional document
- 04We added an interactive map with clustering, filters by micro-district and a price analytics layer — the broker advises the client on the map in real time
The developer had spent several years building and selling a residential complex in one of the most active markets in the region. The product was strong and the location in demand. But the communication looked dated: an old logo, inconsistent layouts, advertising with no single voice. Buyers underrated the project and sales moved slower than the market allowed.
- 01We developed a new visual identity: logo, typography, colour system and tone of voice — all built around the target buyer and a positioning of the complex as a modern urban lifestyle
- 02We produced a brand book and a template set for every touchpoint: website, social media, ad layouts, documentation — the developer team works independently without losing consistency
- 03We relaunched the Meta and Google campaigns around the new visuals and reworked offers — the emphasis moved from square metres to lifestyle and investment potential
- 04We rebuilt the website and landing pages in the new style and synced them with the CRM — the funnel became one continuous path from first touch to signed deal
One of the largest real estate franchises in the CIS — hundreds of offices, thousands of brokers — was investing serious budgets in digital without knowing where the money and the leads were going. Every link in the chain worked in isolation: advertising, website, CRM and broker lived in different systems with different metrics.
- 01We audited all seven parts of the ecosystem: ad accounts, franchise and office websites, CRM, analytics, lead handling, scripts and the digital activity of key competitors
- 02We found critical breaks in the funnel: leads were lost between the ad platform and the CRM, and 40% of enquiries went unanswered for 30 minutes — which in real estate is close to losing the deal
- 03We produced a prioritised roadmap of 23 recommendations with effort and impact estimates — from quick wins in two weeks to systemic changes over six months
- 04We ran a strategy session with three teams — operations, marketing and IT — and each department left with its own set of tasks and clear success metrics
One of the leading investment property developers in the Caucasus worked with an international audience — investors from Russia, Israel, the UAE and Europe deciding remotely. The old site was an image piece rather than a tool: you could not pick a specific unit, and there were no current prices or statuses.
- 01We built an interactive unit catalogue with an availability grid and filters by floor, area, view and status — a buyer finds and books a property themselves, in any time zone
- 02We shipped a three-language version (RU/EN/HE) with content adapted per market — an investor in London, a buyer in Moscow and a client in Tel Aviv each see what matters to them
- 03We connected the site to the CRM over API: an enquiry naming a specific unit reaches the right manager instantly, with the full context of preferences
- 04We embedded live chat and a WhatsApp widget with routing by language — an international client lands straight with a broker who speaks their language
The developer was bringing a new residential complex in Miami to market, aiming at international investors — affluent buyers from Latin America, Europe and the CIS. Previous advertising attempts produced traffic but not leads. Expensive Florida traffic was going to waste.
- 01We researched the audience across three geographies: where, how and in which language investors search for US property — then wrote a separate offer and picked the right format for each segment
- 02We set up multilingual Meta campaigns (EN/ES/RU) with different creatives per market — not translations of one ad, but different stories for different buyers
- 03We used a qualifying Lead Form asking about budget and purpose — an unqualified lead physically cannot come out of it, they are filtered out before the first call
- 04We built a retargeting funnel: the warm audience received a video presentation of the complex, the hot audience a personal invitation to meet a broker
A developer in one of the key resort markets of Southeast Asia worked with a sprawling network of agencies — local brokers, international partners from Russia, Europe and China, and tour operators. The SEA market is particularly chaotic: the same buyers arrive through five different channels and commission disputes are a daily reality.
- 01We wrote a single playbook for working with agencies: a standardised contract in English, a transparent commission scale and clear client registration rules for partners across jurisdictions
- 02We introduced automatic duplicate checking: when a lead is registered the system checks it against the database and identifies the original source — arguments about whose client it is disappeared
- 03We configured a CRM with a dedicated agency portal in English: each agency sees only its own clients, deal status, accrued commission and interaction history
- 04We onboarded 40+ agencies from 12 countries: trained them on the system, adapted materials into different languages and gave each one a dedicated contact for the first month
